Home Business Tips- Do Your Habits Represent Your Future?

Recently we had a tenant give us 24 hours notice that she would be vacating our rental property.  She had no money.  We thought that to be very strange because she had been in the property for 1 1/2 years and had always paid her rent and kept the place very neat and clean.  We suggested we take a partial payment and see how things were in the middle of the month.  No that would not work, she was moving.  That was the 29th of the month.

We listed the property for rent in Craigslist and arranged for potential tenants to drop by while the current tenant was still there.  Much to our shock the potential tenant called on Monday and said she quite liked the place however before she would move in we would have to paint the entire place, replace the carpet and appliances.  We immediately drove out to the property.  Unfortunately the potential tenant was correct!

The carpet cleaning company came to take a look, I was hopeful because they had told me that in 5 years there hand only been 2 occasions where they could not clean the carpet.  Unfortunately that number is now 3.  The tenant had created some new habits and that was letting her children run around with freezes everywhere in the house.  The dye in the freezes when left on the carpet is impossible to remove.

Now the tenant has skipped, leaving us with $1,000’s in repair costs.  What habits has she developed recently that puts her in the position of having to skip.  I say recently because on our last check 4 months ago the property was fine.

Some of our habits were developed and created when we were young, some are new.  What kind of habits are you creating?  Being responsible for your own behavior is critical to your success in any home based MLM business, even real estate investing.  We now know that continual checks on our property are necessary even when the tenant has demonstrated good habits in the past, things can change!
